What Is in North Jersey Well Water

A large share of homes in northern Bergen and Passaic County draw from private wells, in towns like Franklin Lakes, Saddle River, Upper Saddle River, Mahwah, Oakland, Ringwood, West Milford and Kinnelon. Those wells tap fractured bedrock and glacial gravel that give the water a distinct local signature: hardness that scales water heaters, dissolved iron and manganese that stain fixtures and laundry, hydrogen sulfide that smells like rotten eggs, and low pH that slowly corrodes copper pipe and leaves blue-green stains.

Unlike a utility customer, a well owner has no one testing or treating the water for them. New Jersey’s Private Well Testing Act requires a certified lab test whenever a home on a well is sold or leased, and since December 2021 that test includes PFOA, PFOS and PFNA along with bacteria, nitrates, metals and volatile organics. The state also recommends that owners test on their own schedule, because well chemistry shifts with rain, drought and nearby construction.

Testing Comes First, Equipment Second

How We Treat Well Water

We start with a free in-home screening for hardness, iron, TDS, pH, chlorine and sulfur, and we will read your certified lab report if you already have one from a real estate closing or your own annual test. From there we match equipment to the numbers: a water softener for hardness, an iron and manganese filter for staining, an acid neutralizer for low pH, a sulfur filter for odor, UV disinfection for coliform bacteria, and an Aquathin reverse osmosis system at the kitchen sink for PFAS, nitrates, arsenic and lead. Sediment pre-filtration protects everything downstream. Nothing is recommended that the test does not support.

Installed by a Licensed Plumber, Sized for Your Well

Well systems run on a pump and pressure tank with a fixed flow, so treatment has to be sized around what the well can actually deliver, not a catalog number. Our licensed plumber checks your pump and pressure-tank settings, plans the treatment train in the right order, adds bypass valves and a drain line, and leaves you with a dedicated tap for testing. Large homes with irrigation and several bathrooms get equipment sized for peak demand so pressure does not drop when two showers run at once.

Service That Keeps Well Water Clean Year After Year

Well water treatment is not install-and-forget. Iron filters need backwash settings checked, neutralizers need media topped up, UV lamps lose output after about a year, and RO membranes and softener resin wear with use. We handle salt, media, lamps, filters and annual re-testing from our shop at 322 Calvin Ct in Wyckoff, a short drive from every well community we serve, and we keep a record of your water chemistry so changes are caught early.

Well Water Questions We Hear Most

At least once a year for bacteria and nitrates, and any time you notice a change in taste, color, odor or pressure. New Jersey requires a certified lab test at every sale or lease of a home on a private well, and that test has included PFOA, PFOS and PFNA since December 2021. Our free in-home screening is a good check between lab tests, but it is not a substitute for a certified lab report when you are buying or selling.

Yes. We come to your home, test hardness, iron, TDS, pH, chlorine and sulfur at the tap, explain the results and give you a written recommendation. There is no charge and no obligation. If you already have a lab report, have it ready and we will design treatment from it.

It depends entirely on what the test finds. A home that only needs a softener is a very different project from one that needs an iron filter, neutralizer and UV together. We quote after testing, itemize every piece of equipment and labor, and never recommend anything the results do not call for.

Yes. Reverse osmosis at the kitchen tap is the most effective residential option for PFOA, PFOS and PFNA, and it also removes nitrates, arsenic and lead. Whole-house carbon systems can lower PFAS throughout the home but need regular media changes to stay effective. If your lab report shows PFAS above New Jersey’s limits of 14 ppt for PFOA and 13 ppt for PFOS and PFNA, call us and we will size the right system.
